Who can invest in the properties listed on Claravest?

Indian citizens, companies, HUF/Trust or NRIs can invest in our properties. Kindly note that NRIs must have an NRO account to invest.

How does Claravest identify properties?

Claravest has a rigorous due diligence process while selecting properties to ensure our investors get maximum returns with minimum risk.  The criteria for selecting properties are based on but not limited to the following:  
 - Locations with high growth potential
 - Well-known construction developers with a record of completing all projects on time
 - The title of the property is clean and has no ongoing litigations
 - The property is RERA registered
 - Construction of the property in underway

What is the minimum investment?

Our minimum investment size varies depending on the property. We offer properties with a minimum investment ticket size starting from Rs. 1 Lakh.

How is Claravest different from a REIT?

Accepted Answer

REITs are publicly listed instruments traded on the stock market. They also require a minimum value of Rs. 500 crores. Investors in REITs earn dividends based on the rents received from the properties included in the REITs.
Claravest is a Fractional Ownership Platform that allows you to invest in selected properties and gain returns through property rent and appreciation upon sale.
SEBI has recently introduced Small and Medium REIT regulations, enabling fractional ownership platforms with a minimum AUM of Rs. 50 crores to register as SM REITs. Claravest intends to apply for SM registration once we meet the minimum AUM requirement. In the meantime, we are committed to adhering to SEBI's best practices.

When is the property going to be sold?

Accepted Answer

Every property on the platform has a different investment period. Certain properties have a shorter, fixed investment period, after which the property will be sold at a pre-determined price.

Other properties are intended for long-term investment, with their sale projected to occur anywhere between 5 to 7 years after the property is bought. In such cases, we take a vote from existing shareholders. We will proceed with the sale once we receive a 75% vote from shareholders to sell the property.

How does Claravest make money?

Depending on the property type, Claravest makes money by either charging a management fee or performance fee or both. Typically, the fees charged are as follows:

Short Term Residential: 
  - Management Fee: 0.9% of the total investment cost per year.

Long Term Residential: 
  - Management Fee: 10% of the rental income. We do not charge a management fee if there is no rental income.
  - Performance Fee: A 20% performance fee is charged on the variance of the hurdle rate (at 8% per year) and sale value.

Vacation Homes: 
   - Management Fee: 5% of the rental income. We do not charge a management fee if there is no rental income.
   - Performance Fee: A 0.5% performance fee of the sale value.

Plotted Land:
  - Performance Fee: 1% of the sale value.

How is the property purchase price calculated?

The property purchase price is calculated by multiplying the area and the per square feet price.

For example: If the area is 1000 sq. ft. and the price per sq. ft. is Rs 6,000, then the purchase price would be 1000*6000= 60,00,000.

Does Claravest have a referral program?

Accepted Answer

Yes, we do have a referral program. When you refer a friend or family, you both can earn an additional 1% on your overall returns.

The terms and conditions of the referral program are as follows: 
  -  To refer, you must be an investor in one of the properties. 
  -  You can only refer new customers.
   -  Once your referral’s investment has been completed (i.e., the property is fully funded), you both will receive an extra 1% on the overall returns (up to Rs 5000/-)
